Homebuilders, foundation and flatwork contractors, residential designers, and homeowners pulling their own permits.
What the test involves
The chapter provides prescriptive tables and provisions that let a builder size footings and foundation walls from the soil class, the number of stories, and the wall type without engineering calculations, as long as the conditions stay within the tabulated limits. It requires footings to bear below the local frost depth, which is set by the jurisdiction rather than by the code itself, and addresses foundation drainage, dampproofing or waterproofing, backfill, and requirements for slab-on-grade construction including base material and vapor retarders. Conditions outside the prescriptive tables — expansive soils, steep sites, unusual loads — push the design to an engineer.
Common misconceptions
- Frost depth is a local value. The code requires footings below the frost line but the actual number comes from the jurisdiction, and neighboring towns can differ.
- Prescriptive tables are a permission, not a requirement. An engineered design is always an alternative, and on poor soils it is the only path.
- Adoption varies. Many states and cities amend the residential code, so the enforceable text is the locally adopted and amended version, not the model code as published.
