How to seal concrete
Seal concrete by cleaning the surface completely, letting it dry, then rolling or spraying two thin coats of the right sealer. What kind of sealer should you use?
Choose the sealer by what you want it to do, because the two families behave completely differently. Penetrating sealers react inside the pores and leave the surface looking untouched. Film-forming sealers build a layer on top, change the appearance, and wear off where traffic is heaviest.

Two rules narrow the choice fast. Outdoors in a climate that freezes, a penetrating sealer is usually the right answer because it does not trap moisture or peel, and it keeps the surface slip characteristics unchanged. Indoors, where abrasion and chemical resistance matter more than UV exposure, film-forming products earn their keep — epoxy in particular is not UV-stable and yellows outdoors, which manufacturer data sheets state plainly.
Match decorative work to the finish you want. Acrylic over stamped concrete deepens the color, which is often the reason for sealing in the first place.
When can you seal new concrete?
Wait about 28 days before sealing a new slab. That guideline is contractor practice rather than a published standard, and the reasoning behind it is moisture: fresh concrete carries construction water that has to leave before you put anything over it, and sealer applied too early traps that moisture and blisters, whitens, or delaminates.
Do not confuse a sealer with a curing compound. Membrane-forming curing compounds under ASTM C309 go on within hours of finishing, and their whole job is to hold moisture in while the slab hydrates. Cure-and-seal products under ASTM C1315 do both jobs and are also applied to fresh concrete. A true sealer applied at day 28 is a different product with a different purpose.
Verify rather than count days. The plastic sheet method in ASTM D4263 is the field check: tape an 18 × 18 inch square of clear plastic tightly to the slab on all four edges, leave it 16 to 24 hours, and look for condensation under it or darkening of the concrete. Any moisture means wait.
In cool, humid, or shaded conditions a slab can still fail that test at 45 days. Weather is the variable, not the calendar.
How do you prepare the surface?
Clean the surface to bare, sound, open concrete before anything else. Preparation is where sealing jobs are won and lost, and no product on the market bonds through contamination.
Work through it in order. Sweep and remove debris. Degrease oil stains with a concrete degreaser or a poultice, because a penetrating sealer cannot enter a pore that is full of oil. Pressure-wash the surface and let it dry fully. If an old film-forming sealer is present and peeling, strip or grind it off entirely — sealing over a failing film just laminates the failure.
Open the pores on hard-troweled or previously sealed slabs. Acid etching with a masonry etch or, better, mechanical grinding gives the profile the new sealer needs. ICRI publishes surface preparation guidance describing concrete surface profiles, and manufacturer data sheets state which profile their product requires.
Repair before sealing, not after. Fill cracks and spalls, let the repair material cure per its own data sheet, and only then seal. Sealer bridges nothing — a crack sealed over is a crack with a shiny coat on it.
Let the slab dry completely after washing. Twenty-four hours of dry weather is a common minimum, longer in shade or humidity.
How do you apply the sealer?
Apply two thin coats rather than one heavy one, and let the first flash off per the product’s recoat window before the second goes down. Thick coats on film-forming sealers trap solvent, stay soft, and cloud.
Use the applicator the data sheet calls for. Penetrating sealers go down best with a low-pressure pump sprayer, worked out with a broom or roller so nothing puddles. Acrylics and urethanes usually go down with a 3/8 inch nap roller on a pole; back-roll to break up lap marks. Run the second coat perpendicular to the first so any thin spots get covered.
Respect the temperature and weather window on the label, commonly around 50 °F to 90 °F (10 °C to 32 °C) with no rain forecast for 24 hours and no direct sun on a hot slab. Sealing a driveway at noon in July causes the carrier to flash off before the resin levels, leaving a blotchy finish.
Watch coverage. Data sheets state coverage in square feet per gallon, and a dense hard-troweled floor absorbs far less than a broom-finished driveway. Buy from the low end of the range so you do not run out mid-slab.
Ventilate for solvent-based products indoors, and check the label for state and local VOC restrictions, which differ by air district.
How often does concrete need resealing?
Reseal when the surface stops repelling water, which is typically every one to five years depending on the product, the exposure, and the traffic. No single interval applies to every product, and manufacturer data sheets state their own expected service life.
Test rather than guess. Sprinkle water on several areas of the slab, including the wheel tracks and the areas under drip lines. If the water beads up, the sealer is still working. If it soaks in and darkens the concrete within a minute or two, the sealer in that area is spent.
Film-forming and penetrating sealers age differently. Acrylics wear off mechanically, so you see gloss loss in traffic paths while the edges still look new — those need stripping or scuffing before recoating so the new film bonds. Penetrating sealers wear chemically and evenly, and usually take a fresh application straight over a clean surface.
Deicing salts shorten every interval. A driveway that gets salted every winter in a northern state may need attention annually, while the same product on a covered patio in Arizona can go five years.
Do you actually need to seal concrete?
Sealing is optional for structure and valuable for durability and appearance. Unsealed concrete does not fall apart; plenty of unsealed driveways last decades. What sealing buys you is reduced water absorption, and water is the vehicle for most of the damage concrete suffers.
The case for sealing is strongest in three situations. Freeze-thaw climates, where water in the pores expands and causes surface scaling. Anywhere deicing salts are used, for the same reason plus chloride penetration. And decorative work, where the sealer protects color and produces the intended sheen.
The case is weakest on interior slabs that stay dry and on utility concrete where appearance does not matter. Air-entrained concrete placed per ACI 318 exposure requirements already carries built-in freeze-thaw protection; sealing adds a second line of defense rather than substituting for the first.
One thing sealing does not do is waterproof a slab from below. Hydrostatic pressure and vapor drive through a slab on grade are handled by a vapor retarder under the concrete, not by a topical product.
Common mistakes
- Sealing a slab that is still wet inside — trapped construction moisture blisters and whitens the film, and the only fix is stripping it back off.
- Applying one thick coat instead of two thin ones — the film stays soft, traps solvent, and clouds, especially on film-forming sealers.
- Recoating over a peeling old sealer — the new coat bonds to the failing layer and comes off with it inside a season.
- Skipping degreasing and etching — penetrating sealers cannot enter blocked pores, so half the driveway repels water and half does not.
- Sealing on a hot slab in direct sun — the carrier flashes off before the resin levels out, leaving lap marks and blotches that only grinding removes.
